The last district of those that form the city center is the 9th district, or as we call it Ferencvaros. Like the rest of the central districts, this district also borders with district 5. This district is also divided into 3 parts – the inner part (belső Ferencváros), the middle part (középső Ferencváros) and the outer part (külső Ferencváros). And the most attractive part of the district in terms of buying and investing in real estate is the inner (the one that borders with district 5) and the middle part.
Since the inner part of the district originates from the city center, it is accordingly very developed in terms of transport, infrastructure, etc. In this part of the district, there are such well-known spots in the city as the square/metro station Kalvin tér, where, in addition to the metro, trams 47-49, various buses and trolleybuses, the Central Market Hall, Corvinus University, Liberty Bridge, Balna Exhibition Center, etc. The very famous Raday street, which is full of restaurants and cafes and which very much reminds Vaci street in district 5, is also located in this part of the district. In this part there are mainly classic buildings, but a small number of new buildings are also can be found.
The development of the middle part of the district is not much inferior to the initial part, except that it is a little longer distance from the city center. This part is also very well developed in terms of infrastructure and public transport. Here passes the Grand boulevard, where the main tram line of the city – trams 4-6. In addition, there is also one of the most important transport branches – Boráros tér, where, in addition to trams 2, 4-6, there are also a large number of buses to different directions and an electric suburban train. Also in this part there is metro line 3 (M3).
Specifically in this part number of modern business centres are located on the riverside, where also foreign companies and where large number of workers, including foreign workers. Also in this part of the district there are such famous places as Hungarian National Theater, MÜPA, Dandár bath, factory-museum of Unicum etc.
In this part of the district there are a large number of new buildings, both commercial and residential real estate, built over the past 15 years. In this part there are a large number of parks, playgrounds and in general the infrastructure is very suitable for living, which makes this place very popular among locals and foreigners who are familiar with this area. In addition, there are a large number of universities and educational institutions around and in the neighbourhood, making apartments in this area very popular among students as well. We also call this part of the district “the rehabilitation part” or “rehabilitációs terület” , since at the beginning of 2000’s a massive renovation of the area began and since then this place has become one of the most attractive areas in the city.
Investing and buying real estate in district 9 is highly recommended, as it is very developed, located next to the 5th district and offers excellent living conditions, but at the same time, real estate is cheaper than in the neighbouring 5th district (in the middle part of the district).
There is an excellent and very developed public transport, great infrastructure for living, a large number of universities in the district and around, a large number of business centres, which makes the area very popular and attractive, including among students and workers.
