Maximizing the income from your rental apartment requires understanding the target demographic and where to find them. Different types of properties attract different tenant groups. Some apartments are ideal for young individuals such as students or professionals, while others are more suitable for couples or young families. A miscalculated assessment can result in weeks or even months spent searching for potential tenants, resulting in loss of income for property owners.

1. Starter Package

Price: €230 + VAT

What is included:

  • Consultation on optimizing apartment rental strategies
  • Assistance with setting up contracts with water, gas, and electricity companies for the new owner

2. Property Rental

Price: Equivalent to one month’s rental fee + VAT

What is included:

  • Photography of the apartment
  • Advertising the property
  • Arranging viewings for potential tenants
  • Screening and selection of responsible and financially stable tenants
  • Preparation of lease agreements

3. Property Rental and Management

Price: Equivalent to one month’s rental fee + 20% of monthly rental fee

What is included:

  • All services from the Property Rental package, plus:
  • Regular communication with tenants
  • Collection of monthly rental payments
  • Payment of utility bills (electricity, gas, water, internet)
  • Periodic property inspections
  • Mail collection
  • Notification to the owner regarding any necessary repairs or broken appliances
  • Acting as the trustee and point of contact for local authorities on behalf of the owner

Additional Services You May Need

Price: €25/hour

  • Search for and coordination of workers or repairmen if repairs are needed in the apartment
  • Consultation on furnishing and interior design of the apartment
  • Representation of the owner in building general meetings (usually twice a year)
  • Registration/installation of internet in the apartment: €50
  • Arrangement of home insurance: €60
